Every published score records the methodology version it was computed with, its evidence sources, retrieval dates and sample sizes. Scores are drafted from evidence, reviewed by a person, and only then published. Where evidence is missing, the score is withheld — Flip scores are currently withheld everywhere pending sold-price transaction data.

01 · What does 0–100 mean?

The score represents relative area suitability for a strategy, banded against fixed national anchors (for example, BTL uses gross rental yield from 3% to 9%+). It is not a percentage return or a probability of investment success. Zero is a real score; a dash means the evidence was insufficient to say.

02 · How do we handle missing data?

Missing data is distinct from a low score. Where evidence falls below the approved threshold — too old, too small a sample, or absent — we show “Insufficient data” and withhold the numerical score. A report is not sold if it cannot offer useful analysis.

03 · What sources support the scores?

Current evidence comes from licensed property-market data (advertised prices, rents and HMO room rents per district), with the source, retrieval date and sample size shown alongside every score. Planned additions include Land Registry transaction data, EPC records and council planning/licensing information — each validated per UK nation before use.

04 · How do quarterly updates work?

Each report carries a period and version. Individual source dates remain visible. Compare changes only when the calculation and observation windows are comparable; identify methodology changes separately.
